ผลจากการระบาดของเชื้อโควิด 19 ที่ยาวนาน จนทำให้เราต้องปรับตัวในการใช้ชีวิต
ทั้งในชีวิตประจำวันไปจนถึงการดำเนินธุรกิจระดับองค์กร
จากเดิมที่ต้องเข้าสำนักงานเป็นประจำ หลายแห่งเลือกปรับมาเป็นการทำงานจากบ้าน
ที่เรียกว่า Work From Home กันอย่างเต็มรูปแบบ

และเพื่อให้การดำเนินธุรกิจยังคงไปต่อได้
หลายองค์กรจึงใช้เทคโนโลยีออนไลน์เข้ามาช่วยเหลือการทำงานมากขึ้น
รวมทั้ง การลดค่าใช้จ่าย อย่างการลดการใช้สำนักงาน หรือบางแห่งถึงกับคืนพื้นที่เช่ากันไปเลย

จึงทำให้เกิดคำถามที่ว่า..
เป็นไปได้หรือไม่ ? ที่พื้นที่สำนักงานจะถูกลดความสำคัญลงจนไม่มีความจำเป็นอีกต่อไป

หากเรามองสถานการณ์โควิด 19 ในช่วงเวลานี้
ที่มีการล็อกดาวน์บ่อยครั้ง และกินระยะเวลาที่ยาวนาน
ภาพของอาคารสำนักงานที่ดูเงียบเหงา กำลังกลายเป็นภาพคุ้นตา
เป็นผลมาจากนโยบายที่หลายบริษัทต่างประกาศให้พนักงานทำงานจากบ้าน

แน่นอนว่าองค์กรที่โดนผลกระทบจนมีรายได้ลดลง
โดยเฉพาะกับบริษัทขนาดเล็ก ย่อมต้องการลดภาระค่าใช้จ่าย เพื่อให้บริษัทอยู่รอด
เช่น การปรับลดตำแหน่งงาน รวมไปถึงการขอลดหรือยกเลิกพื้นที่เช่าสำนักงาน

หรือในบางสายงานอย่างครีเอทีฟ หรืออาชีพที่ใช้คอมพิวเตอร์ส่วนตัวเป็นหลัก
อาจมองว่า การทำงานในพื้นที่สำนักงาน อาจไม่จำเป็นอีกต่อไป
เพราะเราสามารถทำงานจากที่ไหนก็ได้ แค่มีระบบอินเทอร์เน็ตให้บริการ

รวมทั้งพนักงานในยุคนี้ยังสามารถใช้ประโยชน์จากเทคโนโลยีออนไลน์ในการทำงานได้อย่างสะดวก
เช่น Zoom, Workspace หรือ Microsoft Teams ช่วยให้การทำงานผ่านอินเทอร์เน็ตคล่องตัวมากขึ้น

คำถามคือ แล้วอัตราการเช่าสำนักงาน ในกรุงเทพฯ ช่วงที่ผ่านมา เป็นอย่างไรบ้าง ?

ผลสำรวจของบริษัท ฟีนิกซ์ พร็อพเพอร์ตี้ ดีเวลล็อปเม้นท์ แอนด์ คอนซัลแทนซี่ จำกัด
พบว่า อัตราการเช่าพื้นที่สำนักงานเฉพาะในกรุงเทพฯ ปี 2563 อยู่ที่ 82%

ขณะที่อัตราการเช่าในช่วงไตรมาส 1 ปี 2564 อยู่ที่ 90.8%

สะท้อนได้ว่า เมื่อสถานการณ์โควิด 19 เริ่มคลี่คลายในช่วงต้นปี 2564 การกลับมาเช่าสำนักงานก็ยังคงเพิ่มขึ้น

อย่างไรก็ตามการระบาดของโควิด 19 รอบที่ 3 ตั้งแต่เดือนเมษายน ปี 2564 ยาวมาจนถึงปัจจุบัน ก็น่าจะกระทบตลาดสำนักงานเช่าอีกครั้ง

ซึ่งหากอัตราการเช่าพื้นที่สำนักงานลดลง ย่อมส่งผลกระทบโดยตรงต่อรายได้ของธุรกิจอาคารสำนักงาน

ทำให้ผู้ประกอบการอาคารสำนักงานต้องมีมาตรการช่วยเหลือผู้เช่า เพื่อรักษาผู้เช่าให้คงอยู่ต่อไป เช่น

- ปรับลดค่าเช่า หรืองดเก็บค่าเช่าในช่วงล็อกดาวน์
- ขยายระยะเวลาตกแต่งพื้นที่จาก 1 เดือนเป็น 3 เดือน ก่อนเริ่มเก็บค่าเช่าพื้นที่
- บริการทำความสะอาด และฆ่าเชื้อ

และผู้ประกอบการอาคารสำนักงานส่วนใหญ่ก็ยังคงคาดหวังว่า หากสถานการณ์กลับมาเปิดเมืองได้ และสามารถเดินหน้าเศรษฐกิจเต็มรูปแบบ องค์กรต่าง ๆ จะพร้อมกลับมาใช้พื้นที่สำนักงานตามเดิมกันอีกครั้ง

แล้วพนักงานเอง อยากจะกลับมาทำงานที่สำนักงานเหมือนเดิม อยู่หรือไม่ ?

Knight Frank และ Peoplespace สำรวจกลุ่มตัวอย่างพนักงาน 510 คนจาก 250 บริษัท พบว่า

44% ต้องการทำงานจากบ้าน 2-3 วันต่อสัปดาห์ แม้สถานการณ์จะกลับมาปกติ
26% ยังคงต้องการทำงานที่สำนักงานเป็นปกติเหมือนเดิม

ที่น่าสนใจคือสัดส่วน 1 ใน 3 ของผลสำรวจทั้งหมด
ยังต้องการให้องค์กรปรับปรุงพื้นที่สำนักงาน และรูปแบบการทำงาน อีกด้วย

นับเป็นการส่งสัญญาณว่า ผู้ประกอบการสำนักงานเช่าควรมีการปรับตัวครั้งใหญ่
ทั้งในแง่ของการจัดสรรพื้นที่ให้เช่า และบริการอำนวยความสะดวกต่าง ๆ
รวมทั้งในด้านสุขอนามัย เพื่อลดความเสี่ยงของโรคต่าง ๆ ในอนาคต
เพื่อสร้างความมั่นใจต่อผู้เช่าปัจจุบัน และเพื่อดึงดูดผู้เช่าใหม่ในอนาคต

แน่นอนว่า ผู้ประกอบการอาคารสำนักงานใหม่ ๆ หรือที่กำลังอยู่ระหว่างการพัฒนา
ย่อมได้เปรียบในการปรับเปลี่ยนพื้นที่ให้เท่าทันมาตรฐานใหม่ได้ดีกว่าอาคารสำนักงานที่เดิม

ซึ่งปัจจุบันมาตรฐานการจัดสรรพื้นที่สำนักงานเฉลี่ยอยู่ที่ 8 ตารางเมตรต่อคน
แต่อนาคต อาจเกิดการเปลี่ยนแปลงไปจากมาตรฐานนี้ ก็เป็นได้
อย่างการทำงานในรูปแบบ “สำนักงานแบบหมุนเวียน” ที่มีความยืดหยุ่นสูงในการจัดสรรพื้นที่ตามความต้องการ เช่น

- การจัดสรรโต๊ะทำงานแบบหมุนเวียน หรือ Hot Desk
โดยไม่จำเป็นต้องมีโต๊ะประจำให้กับทุกตำแหน่งงานในบริษัท

- การจัดตารางงานเข้าสำนักงานต่อสัปดาห์ ลดความแออัดในการใช้พื้นที่สำนักงาน

- พื้นที่ส่วนกลางแบบเปิดโล่ง เพื่อให้บริษัทผู้เช่าสามารถปรับเปลี่ยนการใช้สอยตามความต้องการ โดยไม่ติดข้อจำกัดเรื่องโครงสร้าง หรืองานระบบของอาคาร

โดยมาตรฐานใหม่ ๆ เหล่านี้เอง จะเป็นปัจจัยแรก ๆ ในการตัดสินใจเลือกเช่าสำนักงานในอนาคต

อย่างไรก็ตาม หากนับเฉพาะในกรุงเทพฯ ในปี 2020 มีพื้นที่สำนักงานใหม่เพิ่มขึ้น 265,000 ตารางเมตร
ยังไม่นับรวมอาคารสำนักงานที่กำลังก่อสร้าง หรือมีแผนพัฒนาในอนาคต

แปลว่าในอนาคตจะมีซัปพลายสำนักงานเช่าจำนวนมาก ที่จะเข้ามาเป็นคู่แข่งสำนักงานเช่าเดิมที่มีอยู่ในตลาด

มาถึงตรงนี้ จะเห็นได้ว่า นอกจากธุรกิจสำนักงานเช่า กำลังเจอความท้าทายจากวิกฤติโควิด 19 แล้ว

ในอนาคตยังจะเจอบททดสอบครั้งใหญ่ โดยเฉพาะสำนักงานที่จำเป็นต้องเปลี่ยนแปลงพื้นที่สำนักงาน เพื่อให้ได้ตามมาตรฐาน และความต้องการผู้เช่าที่เปลี่ยนไป

ก็น่าติดตามต่อไปว่า หลังสิ้นสุดวิกฤติโควิด 19 ในครั้งนี้
ธุรกิจสำนักงานเช่ารายใด จะมีผู้เช่ากลับมาใช้บริการ
หรือมีรายใด จะถูกปล่อยร้าง ไม่ต่างจากตอนที่อยู่ในวิกฤติเลย..

“この人だ！”と思える運命の人に出会うまでは焦らなくていいと思ってます。
でも、周りはこの年で独身というだけでどこか見下してきます。
そんな凝り固まった感覚の持ち主ばかりの職場で彼女はストレスを溜めます。

「結婚だけが幸せだと思ったら大間違いだぞこのヤロー！」

彼女は今日も今日とてイライラしながら１ＤＫの城に帰ってきます。

「……ただいま〜」
「（ﾀｯﾀｯﾀｯﾀｯ）…ニャ〜〜」
猫達のお出迎えです。

「家に帰ればこんなに可愛い天使達が待ってくれている」
「これ以上の幸せが一体全体どこにあるっていうの？」
「そうだ、私には私の幸せがあるんだ！」

猫達を撫でながら彼女は毎日自分の幸せを確認します。
こうして世界一幸せなＯＬは、今日も婚期を逃すのでした。

この物語、皆さんならどう捉えますか？
幸せな話？不幸な話？
いろいろな考え方があっていいと思います。

幸せの形は人それぞれ。結婚ももちろん幸せの一種。
でも幸せってそれだけじゃ無くて、人の数だけ種類があります。
あなたにとっての幸せってなんですか？

そんなことを考えて作ったスライムです。

このスライムは脱力した猫のようにビヨーンと伸びます。
机にしっかりくっついてくれるのでガシガシ遊べます。
パン生地みたいなもっちり感もあります。

アタタタタタタタァァッッ！！
シュワシュワメインというよりは、バブル音がメインで、バブル音に混じってジュワジュワも楽しめるといった具合です。

猫と戯れるような気持ちでチョビチョビ遊んでみてください♪
甘えるように手に吸い付いてきて、ツンと離れていきます。

右下で３匹の猫ちゃん達も見守ってくれています。

「私たちを養うためにせいぜい頑張ってね〜〜」
「はい！頑張らせていただきます！！」

２倍くらいに膨らみます。
ホットココアの甘くてホッとする香りを付けました。

なお、扱いやすいようにもう少し硬めに調節してお届けする予定です！
