你好,想問怎樣判斷泡沫,例如美股市場? PE一直擴張,高於歷史長期水平,但係又有新解讀方法例如利率降低所以估值可以上升,
那麼要去到哪一個水平才屬於高,才需要沾貨呢?謝謝你的意見

其實泡沫,係無一個明確的準則,去到計算邊一個位,就算係好危險。
所謂的泡沫,就是「企業價值」與「現時股價」的相差,如果股價遠遠企業價值價值,就是泡沫的概念。
我地可以從大市和企業估值,去到調整我地投資策略(現金和持股比重),去平衡風險。
就好以現時美股,大市算係合理區頂至略貴,係投資時就不宜太進取,要留有一定現金,去等佢回調,才慢慢加注。
而新解讀方法,的確利率下跌,某程度上係可以調升估值。但同時間,當利率倒轉回升,你估值都會馬上被下調,可能由而一刻合理,變相貴。
所以,我地做估值時,唔好單單睇利率,還要從企業和市場長線發展去著手,才會得出一個較穏當和立體的結論。

我投資股票,就等同投資企業,有一定要認真分析佢質素,例如點賺錢、行內有什麼優勢、長線發展方向、財務是否健康等等。
而且,我地目標一定要係長線,唔好做短炒,這都是經驗之談。
以你27歲年紀,投資上應以增值為主。Apple 同 Biotech 係可以,但Biotech這行業本質風險較高,要控制注碼。
中遠海控(1919)主要從事提供集裝箱航運、集裝箱碼頭管理與經營服務。
整體的質素算是不過不失,雖然在行業有一定的規模與優勢,但行業整體的賺錢能力無過往咁強。
經濟好轉會對佢有利,因為始終是對經濟較敏感的行業,現時的股價已反映相關利好因素。股價大升後,其後之後較難有高增長,因為已反映了利好因素,反而預佢之後轉為平穩增長。
首先,此股係無派息。你收到是10送3的紅股,但係10送3只是一些財技,你係唔會從中得到益處。
另外,你買入價係貴。此股質素只係一般,現時環球貨運緊張,才令佢收入大升。當回復正常,有機會出現調整。
長線投資價值都有,但唔算好高。若佢佔你組合較多,建議沽出部份,換至其他優質股會較好。
由於你投資經驗不多,加上定平貴能力好弱,你未來都係先集中做月供,去減低風險。
建議你用「平穏增長股」 + 「潛力股」作組合,去創造一個增值平台。
現在你每月先用5成儲蓄,即$1000做月供。其餘先儲起,用一邊月供一邊儲蓄的策略。
至於餘下的現金,就等機會,當大市出現一定程度的下跌,就可以動用現金去投資,在平宜價加大力度掃貨,然後長線投資。
最後,你依然係好年青,應好好把握這個優勢,做好財富增值。你現時每月投入資金好少,最好可以增大至收入一半,咁會較理想。

由於你佢地都已或接近退休之年,我地投資重點,會係點安排一系列可產出現金流的資產,為地退休生活作準備。
你可以將這$680萬,分成5部分。
第一部分投資收息股,你可以建立一個收息股組合,你可考慮港燈(2638)、深高速(0548)、香港電訊(6823)、工行(1398)、恆生(0011)、置富(0778)、陽光(0435)、高息基金(3110)等,大多有5%股息
另外,有些更有超過8%的高息股,但股價就略有風險,你可以小注考慮,例如佐丹奴國際(0709)、中石化(0386)、互太紡織(1382)等(記住,股價略波動,不能太過大注)。
(你可睇下《50穩健收息股》當中仲有好多)。
你平衡的投資這些股,除了可以得到穩健的收息收,同時可有效的分散風險。
第二,投資債券,你可以選擇A評級的債券,年期較長都可以,但利息卻不高。你可以到銀行問問。
第三,投資年金,你可以睇睇,這是適合你們的產品,零風險,可以有穩定回報。
第四,你亦可投資銀行低風險類的產品,你可自行到銀行了解下,總之是「低風險,持續現金流」的。
第五,持有現金,除了可做定期外,現金亦可以為你的後盾,以備不時之需。同時,若投資市場大跌,你可以在這時買到更多的收息股,股息率會進一步上升。
你可以將$680萬資金,平衡地分配在上述的項目上,對你來說是最好平衡風險,同時有穩定的現金流。
上市收息股︳都在合理區。你現時可以先用40萬,慢慢分注買入收息股,餘下40萬就等個市有明顯回調,才慢慢加大入市力度。

中國平安(2318)有質素的,佢有規模,有品牌,近年的發展都不差,不過,股價有時會有少少波動,這主要受投資市場表現影響。
這股有長線投資價值,是平穩增長型,分注投資都可以。
日清食品(1475)不差的,都算有質素。
佢由日清日本(於東京證券交易所上市)分拆上市,主要於香港及中國內地從事生產及銷售麵條、蒸煮食品、冷凍食品、飲料產品及零食。
本身有品牌,加上業務穩定,盈利都不差。但比較大的問題,是增長有,但發展潛力未算好強,但市場已假設佢有高增長,所以在股價上,只視為平穩增值類別。
內地市場的確係一個增長動力,現價合理,未算平,分注都得。這股可長線的。
火岩控股(1909)有質素的。
佢主要從事開發網頁遊戲及移動設備遊戲(包括遊戲設計、編程及圖像製作)以及授權全球各地的營運商營運集團自主開發的遊戲。
遊戲已在北美、日本、歐洲及中國營運。集團收入主要來自授權費及出售遊戲幣。
業務發展理想,生意與盈利都有理想的上升,賺錢能力強,基本上有投資價值,暫時睇,前景仍是正面的。
不過要留意兩大風險,第一,佢行業是一些變化較大的類別,無人知當中的優勢能持續多久,始終市場變化可以較大。
第二,股價上落大,現價合理區中上部,未算平,投資值博率都有,但未算高。因此,:如果要投資,就要控制注碼。

中生製藥(1177)是潛力股,人口老化令佢長遠有唔錯的增長,無論是政府投入的行業資源,又或是人民生活質素令可控制資金上升,都令人們更在醫療方面投入更多。
佢已建立一套完整的商業系統,有多個已賺錢的藥品類別,同時毛利高,可以不斷將錢投資在新藥裡,這模式運作很好。
但這類藥物企業,難免有一點風險,因此要久不久檢視,中短問題不用理會,但如果有一些核心性的問題,就要再全面分析。
就這刻來說,這股可以一直持有,因為商業模式理想,高回報,不斷再投資令股東利益快速增長。加上睇翻佢的業績,保持增長,這令企業價值有實際的上升,令股價得以支持。
現價合理區中上部,有貨可持有,分注或月供可以,這股可以長線持有的。
如果你加注,要慢慢加,不要急。
大唐新能源(1798)主要在中國專注於風電項目的開發、管理及營運。
佢要從事風電等新能源的開發、投資、建設與管理,低碳技術的研發、應用與推廣,新能源相關設備的研製、銷售、檢測與維修等,與新能源業務相關的培訓、諮詢服務,以及房屋出租。
過往的業務發展不差,長遠都有投資價值,不過規模較細,唔建議投資太大注。現價合理區中上部,未算貴。

若果你買的股票,係有質素,但係買入價較貴。由於企業係有質素,長線係會成長,令股價上升,所以你照長線持有就可以。
記住,買入左一隻股票後,我地唔好再用買入價,作為是否持有指標,而應該用佢質素,去做決定。
至於你現套現的話,可先集中沽出,較無質素的股票。
另外,你可以睇翻邊D股票,無咁配合你目標。好以你現時31歲,應集中在增長股上,一些增長力較弱的收息股,就可以先沽出。
最後,你可以睇埋佢地佔組合比重和現時平貴,將持股較多,或股價已經相對較貴的股票,優先沽出。
但緊記,有質素和適合你的股票,不要盡沽(就算略貴)。必需留有部份,去保持增值才算理想。

希瑪眼科(3309)有質素的,佢主要於香港及中國內地提供眼科服務,及銷售視力輔助產品及醫藥產品。
另外,睇翻佢,都尋找加大在中國擴展業務,係2019年透過收購眼科醫院於昆明及上海拓展服務網絡及在惠州設立一間新眼科醫院。
除了一線城市,佢亦係昆明及惠州等二線城市拓展服務網絡。
這股在業務上,的確有吸引力的,相信生意將會不斷擴大。不過過現時估值都唔平,現時估值略貴,基本上已反映了企業的增長力。長線投資不是不可,但就唔建議太大注。
歡喜傳媒(1003)多年虧損,無投資價值。
兆邦基地產(1660)規模唔算好大,質素算係一般,不宜投資太多。加上現價偏貴,值博率不高。

1) 澳優(1717)和中國飛鶴(6186)都有質素,現價大約係合理區中間,值博率相約。
但由佢地過去股價都係較波動,投資時要控制注碼,去平衡風險。
2) 一般都係10-15倍,會係較合理。但較具潛力和規模,好以蒙牛(2319),就會比高少少,大約可以去到15-20倍。
3) 你主要可以從成本和供求去分析,例如原料價格和成本、中國出生率、行業形象(出現毒奶事件風險)、國際奶價、競爭對手(國內外)等。

1) 有錢人想的和你不一樣 (我的最愛, 入面教的思維方法很好)
2) 致富的科學 (啟發<秘密>誕生的一本書, 看這更能感受到吸引力法則在錢或財富方面更深的思想)
3) 35歲開始,不再為錢工作:歐洲富爸爸教你賺錢之道 (這是<我11歲就很有錢>作家的大人版, 教人開始儲錢幾好)
4) 思考致富 (我覺得不錯, 但應用內容部份己見過時, 例如分享如何寫CV, 收音機發展那些...)
5) 窮爸爸富爸爸 (這本是借的, 看過一次)
以上的書, 我只留了1和2, 其他都斷捨離了, 因為覺得內容都重覆.
至於你的投資教科書, 我看了<年報勝經>, 覺得不錯, 很易明, 但內容不夠深入. 知道最好是上你的股票班, 但我真的抽不到時間, 因為我不定時工作, 有時要OT至夜深.
希望你可以寫更深入的書, 教更深的知識. 黎緊我會買埋你其他書.另外, 因為我開始做小生意了(兼職), 你會寫做生意, 同埋推薦一些實用性高的書嗎?謝謝你.

西部水泥(2233)主要在中國陝西省從事水泥生產,以「堯柏」及「堯柏水泥」商標銷售,主要用於建設高速公路、橋樑、鐵路及道路等基建項目以及住宅樓宇。
業務不過不失,雖然都有d質素,但不算好強,產品價格自主能力不高,賺錢能力不算強。可以視為收息股。這類股唔建議太大注投資。
華潤水泥控股(1313)本身有質素的,不過業務就較有波動,佢過往的盈利數據上落都大,因此股價的變大亦會較大。
佢之前公布的中期業績,業務有回落情況。長遠計,房屋、基建發展等因素,都會利好水泥股。因此長遠是正面,現價合理,但就要留意股價上落會較大,自己要注碼上控制。
亞洲水泥(0743)質素只是一般。
佢母公司亞洲水泥集團於台灣成立,並於台灣證券交易所上市。而佢的水泥及預拌混凝土產品主要於上海市和江西、湖北、四川、浙江、安徽及福建省,以「洋房」品牌出售。
這企業的主要生產設施位於江西省、四川省及湖北省。於上海、四川省、湖北省、江蘇省及江西省亦有混凝土配料廠,可生產混凝土供應鄰近的用戶。
佢擁有及經營鄰近主要生產設施的石灰石礦場,供應集團生產熟料所需的全部石灰石。過往都有發展的,但盈利波動大,佢的賺錢能力較被動,整體質素只是一般。
這幾隻水泥股,係有投資價值,只係你買入價有少少高,又唔算好高。
但較大問題係佢地質素上,不宜持有過多。再加上組合太集中係水泥行業,令過度集中性風險增加(個別行業不宜佔組合30%以上)。
因此,你要進行減持,將部份持股,換碼至其他行業優質股,去令個組合回復平衡。

至於股票班,由於內容太重要,只有實體班,唔會開網上課程。
因為之前實體股票班試過比人偷拍,之後放左上網賣,最後要搞到報海關先處理到,好煩。所以,網上類的教學,都好擔心有偷拍問題,風險太高,因為好多課堂內容,都唔想太公開,只想自己學生知,所以暫時都唔會搞。
近期環球經濟因素、疫情、中央近期政策等,都令最近市場比較波動。但我地唔好因為咁,就比市場氣氛影響左自己判斷。
我地持有一隻股票與否,都係要集中睇翻佢本身有無質素,唔好被個股價波動,影響左你左決定。
但留意,市盈率只係其中一個估值方法,未必適合所有企業。而且各個行業,市盈率的合理值,都會有所不同,唔可以用市盈率低,就判斷係唔貴。
我地仲要考慮埋企業本身質素,有時市盈率太低,反而未必係好事,可能係反映緊市場覺得這股票,係無投資價值。
中集集團(2039)和中遠海發(2866)投資價值都有,但唔算好高。若持貨較多,可以沽少少,去平衡風險。
恒大物業(6666)有質素,有長線投資價值。
佢係物業管理服務運營商,佢係中國物業服務百強企業中,以項目所覆蓋城市數目計,佢排名第二,如果以總收入、總毛利及總淨利潤計,排名第三。
類別為中高端住宅物業、寫字樓及商用物業,並已訂約管理其他物業類型如主題樂園、產業園、康養項目、特色小鎮及學校等。
佢絕大部分物業管理服務收入,來自集團控股股東恒大集(3333)所開發物業提供的服務,長線發展正面,可長線持有。。
小米(1810)都係一隻有質素的潛力股,你可以持有。

我假設投資回報有10%(連股息再投資),你每月投資$4000,26年後大約會增值至520萬。
你24歲還很年青,你要把握好年青這個優勢,去盡力投資,加大複息效應。每月投資資金,最好係可以等同收入一半,咁就會較理想。
另外,我地投資會運用「先增值,後現金流」作方法,初期應投資較多增值類資產,較後期則應投資較多保守類項目。所以係分配投資項目時,會因應番你的人生階段。
你現時係年青,可以集中係「平穩增值股」+「潛力股」。到你接近中年時,就慢慢集中翻係"平穏增長股"。到你近退休之年,就應集中在「收息股」,去創造平穏現金流。你可以睇翻自已年紀,去作出配置。
所以,你唔好諗住一個組合供到老。以下是一些相關股票,供你參考。

問題3:力世紀(860),見佢先前從事珠寶業,近年轉型做豪華電動跑車,覺得佢管理層都正面,佢收購左Apollo 條生產線,德國汽車工程服務外包提供商ideenion,
亦同上海金橋簽訂合作協議,並於今年下半年推出原型車型,可見佢唔係得個講字,而佢既股東陣容亦有雅居樂9%,李家誠9. 25 %,
與李氏關連的維港投資6.3%, TOM集團1. 9%支持,覺得亦有加分。睇過佢既現金流亦強勁,近期股價落至$0. 4, 想增持多40000股,是否有值博率?
佢已經轉型發展電動車,但有d網頁依然會將佢同六福,周大福等既珠寶業比較,其實點解?
問題4:上年與未婚妻聯名買入500萬私樓單位自住用,希望於8年內買入第2個私樓單位(預算約800萬),但感到十分困難,如果只靠投資股票,回報率要有多少才能使我買到第2個單位呢?
而方法係咪應該係儲夠首期,再將原本自住的單位甩名?再用單人名義購買新一單位,但單人又好難過到壓力測試,除非儲了3成或4成首期,感到十分迷妄,希望老師可以指點一下,感謝

1) 我地投資增值會運用「先增值,後現金流」作方法,初期投資較有潛力的股票,令財富較快增值,當增值到一定金額後,可開始將財富分配至平穩增值型股票,然後到已累積了相當財富後,才漸漸轉成收息型股票,為自已創造穏定現金流。
你30歲,應以增值為主,建議你用「平穏增長股」 + 「潛力股」作組合。收息股,就不宜持有太多。而且個別企業和行業,不要佔組合15%和30%以上,否則會有過度集中性風險。
因此,你應該減持部份匯控(0005),至其他有增長力的優質股,長線會較有利。
另外,你唔好用個買入價,作為判斷股票質素指標。我地著眼點,應該係睇企業長線質素。如果係有質素,中短期帳面數字虧損,唔需要太在意。
睿見(6068)政策風險較高,要時小注係可以,但不建議再加注。
雷蛇(1337)有潛力,但本質好波動,同樣不宜持有太多。

4) 我比較建議你甩名,因為可以變回首置,從而節省15%印花稅。但壓力測試會較難過,你要預留較多首期資金。
至於股票投資回報,你預10-15%左右,只要你係投資一些有質素的增長股,長線要做到這個回報率,係合理。
建議你用「平穏增長股」 + 「潛力股」作組合,去創造一個增值平台。
策略上,你現在你每月先用5成儲蓄做月供。其餘先儲起,用一邊月供一邊儲蓄的策略。
至於餘下的現金和現有10萬,就等機會,當大市出現一定程度的下跌,就可以動用現金去投資,在平宜價加大力度掃貨,然後長線投資。
我假設投資回報有10%(連股息再投資),你每月投資$15000 + 現有資產43萬(股票+現金),8年後大約會增值至300萬。

我地配置一個組合,除了因應人生階段外,都要考慮到平衡性。同類行業不超過30%,單一股票不超過15%,是一個幫你達至平衡性的參考指標。
我地係會用當時市價,去計算比重。由於股價係會有波動,所以差少少都係可以接受。
以你現時35歲年紀,應以增值為主。匯控(0005)和香港寬頻(1310)有質素,但佢地係收息股,主要收下息,增長力唔會明顯。你可以沽少少,換至較有增長力股票。
而IBOND係收息產品,比較適合退休人士。建議你沽出,贖回資金作其他投資。其餘持股都適合你,可長線持有。
現時大市只在合理區,15萬現金用來等大跌市機會。而沽出部份收息股和IBOND資金,可以換碼至以下股票。
但潛力股增長潛力大,但風險會較高,你要自己平衡。以你年紀,最多可以佔5成。但由於你現時經驗較淺,最多佔3成好了。
平穏增長股︰金沙(1928)、恆基(0012)、平安(2318)、中銀(2388)、港鐵(0066)、長建(1038)、領展(0823)

1) 大市水平,係我地入市與否的其中一個參考。但更重要係睇企業本身,佢股價是處於什麼水平,才去決定入市。
近期中央政府,不斷推出一些反壟斷政策和監管,令很大大型企業股價受壓。現時不少由過往略貴,回至較合理水平。
表面上,因為咁樣出現左入市機會。但我地都要了解翻,這些政策對這些企業,有無造成長遠影響。如果有,我地估值可能要進一步調整,或者控制注碼,去平衡風險。
2) 當大市下跌,估值好似平時,我地就會加大持股比重,投入更多資金,去買入優質股。
我地投資增值會運用「先增值,後現金流」作方法,初期投資較有潛力的股票,令財富較快增值,當增值到一定金額後,可開始將財富分配至平穩增值型股票,然後到已累積了相當財富後,才漸漸轉成收息型股票,為自已創造穏定現金流。
不論大市在高定低位,都不會影響我們投資選項。市場平貴,純粹只會影響我們入市策略(即現金和持股比例)。但所投資的股票類別,係因應人生階段,所以係不變的。
只要現時持有股票,係適合你年紀,而長線質素又無變壞,就算跌市,你都應該一直持有。
至於入市時機,我地唔會等到佢平,先至開始入貨。因為我地唔會知,這些優質股,係唔係一定有機會,回到平宜水平。
因此,我地會因應自已資金多少,去分成多注咁入貨。係合理區頂,只會小注。回到合理,開始慢慢加大力度。到平宜區,才大力掃貨。

由於香港樓房屋供應失衡,相信長線維持上升,機會係會較大。
而是否買樓,從投資角度,而時租金回報率不高,應先投資優質股會較好。但若從自住角度,只要物業係附合你長線生活需要,而你長線又"供得起",咁置業都無問題。
至於投資優質股方面,你可以投資優質,平穏增長股,作為投資目標。現價在合理水平,你可以將100萬分成多注,可慢慢入貨(唔好一次過去入貨)。
餘下100萬就等大跌市出現,才出手掃貨。或者此期間,你物悉到合適的自住樓,你就用來做置業基金,都係可以。

你26歲,應以增值為主。盈富(2800)、港鐵(0066)、領展(0823)都適合你,建議你以盈富作主力。
但你現時無投資知識和經驗,對企業估值,點去定平貴未必會太了解。所以你先利用月供模式(暫時唔好自行定平貴入貨),去做增值,可以減低買貴貨風險,對你而言會較理想。

pe 唔過50既6隻股票做一個平均數得出黎係31pe 請問呢個數據可相性高嗎?
另外我拎1558 (東陽光藥)5年平均pe 為25.6 ,最有代表性既eps 為1.18,但佢係20年發紅股1送1 令佢pe 大減 ,
所以我將佢平均pe 減半變成12.8 同時都將行業pe 減半變15.5。
估計合理pe 約12.8-15.5倍估算合理價為12.8x1.18-15.5x1.18
15-18加多10%緩衝=13.5-20

你計算的基礎,基本上係正確。但數字判斷方法,有些地方係要修正。
首先,現時很多醫藥相關企業,好多都被炒到好貴,所以PE都偏高。加上這些企業,上市時間唔算長,參考價值會被打折扣。
行業本身係有發展潛力,但一般需要較長時間去投資。東陽光藥(1558)本身係有質素,但佢收入較集中在磷酸奧司他韋,考慮到專利到期時,會對佢造成不利等問題。
BOC網中每股盈利,已經考慮了這個1送1影響,所以你計算每股盈利時,唔洗再調整。
至於佢PE大跌,唔係因為1送1紅股。發送紅股,每股盈利和股價係會同時下調,因此唔會影響到PE。
你記翻上堂教你的PE架公式,係市價/每股盈利。即係PE大跌,主要原因應該來自股價大跌,或/和每股盈利上升所致。
於在2020年,受新型冠狀病毒肺炎疫情影響,中國國內人口流動性降低,醫院的診療活動數量、處方量及藥品銷量也隨之下降,因此集團收入有較大下滑。
因此,好明顯不是後者,而是因為前者,即股價大跌所造成。
由於這個是一次性問題,相信唔會長線影響企業,係我地計算每股盈利時,應排除2020年數字會較好。用過往4年平均,約為HKD1.276。
係估算合理PE時,因應企業產品種類、發展潛力和未來面對風險,我地要向下調,你預大約6-10倍。合理價,大約HKD7.7-12.8。
東陽光藥(1558)不是零質素,但業務有少少轉弱,加上業務都有少少風險。雖然現價係吸引,但某程度都係反映市場對佢睇法較淡。
因此,此股係可以投資,但唔可以太大注。

其實簡單咁講,就係你可以存一筆錢落去個戶口,佢派息金額係足以和你按揭利息支出,作對沖。
但佢會限你存款金額,會係等同你按揭的一個百分比。至於多少,你可以問翻銀行。
從投資角度,青衣(藍澄灣/ 海欣花園)會係較好,始終交通較便利和較近市區。
但這是你自住樓,你要考慮埋你長線生活需要,你要諗佢地配唔配合到未來5-20年生活。若然係可以,又供得起的話,置業係無問題。

「千古罪人」同Sir Malcolm Rifkind嘅國際級文宣!
由前港督Lord Patten of Barnes同前英國外交大臣Hon Sir Malcolm Rifkind發起嘅國際聯署聲明,一個星期內由廿幾個國家嘅201個議員,依家聯署議員人數去到50國家728個議會政界人士!最壯觀不外乎係日本,不過唔該留意下嗰啲小國,例如科索沃、阿爾巴尼亞、立陶宛、斯洛伐克、緬甸等等小國,哪怕佢地得一兩個代表支持,但係以前人地國家出現問題,自問大家何曾理會過?睇完新聞下一秒就已經「哦,邊度黎㗎?」,然後食買玩揾錢唔記得...依家人地反而出黎支持...喂!簽個名有政治代價㗎,唔係應份!(本人自己都覺得有些少羞恥)

仍然都係嗰句,728呢個唔係數字,除咗代表咗呢兩個廢國銀髮「舊電池」嘅外交文宣實力,亦表示全世界有咁多國家同地區嘅政界同民選議員,背負住佢地嘅選民支持香港(班「暴徒」)。請無知的Haters、Doubters、負能樣唔好再用簡單易分法將一個國家當係黃藍店或者偽人,剩係得「奶」同「唔奶」!因為佢地都係有名有姓,為咗尊重,係需要再重新列多次,今次長三倍!
